Frisco's Fields West Secures 75% Leasing as Development Progresses

Fields West, a 55-acre retail and office district located along the Dallas North Tollway in Frisco, has achieved a pre-leased status of 75 percent, with 44 leases signed, according to developer The Karahan Companies. This announcement was made in late July.

Seven new tenants were included in the July update: Boll & Branch, Evereve, Flower Child, Lululemon, SusieCakes, Tecovas, and Warby Parker. Fehmi Karahan, the developer, remarked that this development reflects the strength of Fields West and the growth in North Texas.

Construction for the project commenced in the fall of 2025, with an opening planned in phases starting in late 2027 and continuing through 2028. The district will feature 360,000 square feet dedicated to retail, dining, and entertainment, alongside 350,000 square feet for office space.

Additionally, Columbus Realty Partners is set to develop 1,150 urban residences in the area, and there are plans for a luxury boutique hotel.

Retail highlights include Bloomie's, a smaller-format store from Bloomingdale's, and Mastro's Steakhouse, which will be its first location in the Dallas-Fort Worth area. Other signed tenants encompass Sephora, Williams Sonoma, Crate and Barrel, Pottery Barn, Arhaus, and Alo Yoga, among others.

The food and beverage offerings will feature North Italia, Shake Shack, Sweetgreen, Starbucks, and a sushi concept from Front Burner Society, along with many more.

Fields West is situated at the center of the larger Fields development, which spans 2,545 acres between US-380 and Panther Creek Parkway. The overall plan for Fields allows for up to 11 million square feet of corporate office space, a million square feet of retail and entertainment, and thousands of residential units.

Nearby attractions include the PGA of America headquarters and the Omni PGA Frisco Resort, which is adjacent to the district. Universal is also constructing its first theme park aimed at younger children in the vicinity, with an anticipated opening in 2026.

The surrounding road network is largely operational, with key roads such as Fields Parkway and Legacy Drive having opened in early 2024. Additional road projects are expected to be completed by late 2027, coinciding with the district’s phased openings.

The developer's materials indicate that approximately 1.02 million people live within a 20-minute drive of the site, with projections suggesting this number will increase to 1.14 million by 2030, along with a median household income of $131,121 in that area.

Frisco is about 6 miles northeast of The Colony.
